What happens during a free consultation?
A licensed project specialist visits your property, evaluates the site (measurements, photos, constraints), discusses your goals and budget, and provides a preliminary project outline within 5 business days. The consultation covers all project types in one meeting. No obligation, no sales pressure.
How long does the consultation take?
Most on-site consultations take 45 to 90 minutes depending on project complexity. Virtual consultations are also available and typically take 30 to 60 minutes. Same-week scheduling is typically available.
Is the consultation really free?
Yes. The on-site assessment, scope discussion, budget range, timeline estimate, and preliminary project outline are all provided at no cost and no obligation. We earn your business by demonstrating our expertise, not by pressuring you.
What is design-build and why does it save money?
Design-build combines architectural design and construction under one contract and one team. This eliminates coordination gaps, reduces change orders by 50–70%, compresses timelines by 2–4 months, and typically saves LA homeowners 15–20% compared to the traditional architect-then-contractor approach.
How much does a construction project cost in Los Angeles?
Costs vary widely by project type. Kitchen remodels range from $15,000 to $300,000+, bathroom remodels $8,000 to $150,000+, ADUs $250 to $450 per square foot, and custom homes $300 to $1,500+ per square foot. We provide project-specific budget ranges during the consultation.
How long does construction take in LA?
Timelines vary by scope: cosmetic kitchen refresh 2–4 weeks, full kitchen remodel 2–5 months, bathroom remodel 3–8 weeks, ADU 4–6 months (construction only), full renovation 3–12 months, custom home 12–24+ months. Permitting adds 1–4 months before construction begins.
Do I need permits for my project?
Most construction projects in Los Angeles require LADBS building permits. Cosmetic-only changes (paint, hardware, non-structural surface changes) typically do not. NP Line Design manages all permitting including plan check, corrections, inspections, and final sign-off.
What is the CEBC 50% threshold?
When renovation costs exceed 50% of the building’s replacement value, California Existing Building Code requires the entire structure to meet current code (Title 24 energy, seismic, accessibility). This can add $30,000–$80,000+ in unexpected costs. We evaluate this threshold during the free consultation — before you commit.
Can NP Line Design handle my specific project type?
Yes. NP Line Design is a B-licensed general contractor covering 12 service categories: custom homes, ADUs, kitchens, bathrooms, full renovations, pools and spas, pool houses, garage conversions, exterior design, interior design, architectural plans, and general construction.
I was affected by the 2025 LA wildfires. Can you help?
Yes. NP Line Design offers expedited consultations for fire-affected homeowners. We coordinate EO1 fast-track permits (10–30 days vs. 4–12 weeks), CBC Chapter 7A fire-hardening construction, insurance claim support, and SB 495 provisions for 2026.
How do I verify NP Line Design’s license?
Visit cslb.ca.gov and search for license #1105249. You’ll see our B-license (general building contractor) is active, bonded, and insured. We encourage all homeowners to verify contractor licenses before hiring.
What areas do you serve?
NP Line Design serves all of Los Angeles County including the Westside, Palisades, San Fernando Valley, Hollywood Hills, Mid-City, Silver Lake, South Bay, Downtown, and East Side. We also serve portions of Ventura and Orange counties for larger projects.
Should I get multiple contractor quotes?
We recommend getting 2–3 quotes from licensed, insured contractors. When comparing, ensure quotes cover the same scope, permits, engineering, and materials. The lowest bid often excludes critical items. Our fixed-price proposals include everything so there are no surprises.
What financing options are available?
Common options include HELOC, cash-out refinance, construction-to-permanent loans, personal loans, and 0% contractor financing for qualifying projects. For ADUs, CalHFA offers grants up to $40,000. We can discuss financing options during the consultation.
