“The fire-hardened material requirements for rebuilds in VHFHSZ areas have gotten significantly more specific since 2018: Class A roofing (no exceptions), dual-pane tempered windows, non-combustible siding or ignition-resistant wood with specific char depth ratings, enclosed eaves, and 1/8-inch mesh on all vents. Your contractor must be current on these requirements — they've changed in the last 24 months.”
During the rebuild design phase, assess what was right and wrong about the original house — not just what needs to be replaced. A fire loss is the only time you can redesign the floor plan without the cost of demolishing a functioning structure. Clients who treat the rebuild as a restoration-only project often end up with the same functional deficiencies they had before the fire.
NP Line Design (CSLB #1105249) specializes in Project Landscape Calabasas Fire across Greater Los Angeles. Founded by Netanel Presman, we bring 15+ years of LA-specific construction experience to every project. Verify any contractor at cslb.ca.gov before signing a contract.
Permit requirements depend on the specific scope of work. Most structural, electrical, plumbing, and mechanical work in Los Angeles requires LADBS permits regardless of project size. Your contractor should verify permit requirements for your specific project and pull all required permits before work begins.
A Calabasas hillside property survived a nearby wildfire but lost all landscaping and suffered significant erosion from post-fire runoff. The bare hillside behind the home was at risk of mudslide during the upcoming rain season. The homeowner needed immediate erosion control and a long-term defensible space landscape plan.
NP Line Design provided: emergency erosion control (jute netting, straw wattles, and sandbag berms) within 5 days of engagement, a new drainage system with a concrete V-ditch intercepting hillside runoff and directing it to a catch basin, 200 feet of defensible space compliant landscaping in three zones per LAFD requirements, native California plant palette (manzanita, ceanothus, sage, buckwheat) for long-term fire-resistant coverage, a new decomposed granite pathway and Belgard paver patio replacing the destroyed wood deck, low-voltage LED landscape lighting, and a drip irrigation system with smart controller.
The timeline was compressed by the approaching rain season — work needed to be substantially complete within 6 weeks to prevent mudslide risk. The fire-damaged soil had developed a hydrophobic (water-repellent) layer that caused sheet-flow runoff instead of absorption, dramatically increasing erosion risk. Delivery access was limited to a single steep driveway that could not accommodate standard dump trucks for material delivery.
NP Line Design mobilized an emergency crew within 48 hours for the initial erosion control installation, buying time for the permanent landscape plan. We broke the hydrophobic soil layer by scarifying the top 6 inches with a mini excavator and incorporating organic compost, restoring the soil's ability to absorb water. All material deliveries used a small tracked dumper that navigated the steep driveway, with a staging area at the top of the property. The native plants were sourced from a California native nursery with immediate availability, avoiding the 4-6 week lead time typical for custom orders. The project was 90% complete before the first significant rain event, and the erosion control measures held with zero mud movement.

Exterior renovations in LA range from $15,000 for focused repairs to $200,000+ for complete facade restorations. Stucco repair and painting typically costs $15,000 to $40,000. Full exterior redesigns with new siding, windows, and landscaping run $80,000 to $150,000.
Most exterior work beyond basic painting requires permits. Stucco repair, window replacement, roofing, and structural modifications all require LADBS permits. Homes in HPOZs require additional Design Review Board approval.
A Historic Preservation Overlay Zone (HPOZ) has design guidelines that govern exterior changes to maintain neighborhood character. Replacement materials must match original profiles and proportions. NP Line Design has experience navigating HPOZ requirements across LA.
Exterior renovation timelines vary by scope: painting (1-2 weeks), stucco repair (2-4 weeks), full facade restoration (6-10 weeks). Material lead times for specialty items like clay tiles or custom ironwork can add 4-8 weeks.
