Bel-Air Smart Home Integration: Crestron-Grade Systems for 90077 Estates
Bel-Air estate smart home work is the top tier of residential integration. Crestron Home or Savant Pro is the platform — Lutron RadioRA is a guest-suite afterthought at this scale. Estate systems run 18 to 36 weeks of rough-in, trim, and commissioning across 12,000 to 35,000 square feet. They integrate lighting, AV distribution, climate, security, motorized shading, pool and spa, gate and intercom, screening room, and increasingly solar-plus-battery and Level 2/3 EV charging across a 6-to-12-bay garage. NPLD has been doing estate-grade smart home in Bel-Air since 2017. We are CSLB-licensed general contractors with 200+ LA builds since 2016. Every engagement opens with a mutual NDA. Crews are LiveScan-cleared, bonded. Projects run $80K to $500K — Crestron Home with a Trinnov-processed Dolby Atmos screening room and full estate automation lands at the top of the 2026 range.
Crestron Home, Savant Pro, Lutron HomeWorks — picking the platform
Three top-tier platforms, each with strengths. Crestron Home is the production-grade choice — hard-wired backbone, full integration of every subsystem under one OS3 interface, used in studio executive offices. It is the platform we recommend for clients who want everything to feel like the production stage they work on. Savant Pro is the design-forward alternative — iOS-style interface, strong audio-video integration, Apple-ecosystem-friendly, used by Pacific Palisades and Malibu estates more than Bel-Air. Lutron HomeWorks is the estate-scale Lutron — wired backbone, lighting plus shading plus thermostat integration, but limited audio-video integration. Many estates use Lutron HomeWorks for the lighting backbone and a separate Crestron or Savant overlay for AV. We design the system to your operations, not to a vendor's commission structure.Estate-grade structured wiring and the rack room
Bel-Air estates need a dedicated rack room — climate-controlled, ventilated, on UPS battery backup, with redundant Internet from two carriers (Spectrum + AT&T Fiber typically). The rack runs Cat6A or Cat7 from every TV, every wall plate, every access point, every camera, every keypad, every zone controller back to a central managed network. We use Ubiquiti UniFi Enterprise for the network backbone or Cisco Meraki for the larger estates where the principal's office team manages a corporate-grade network. Wi-Fi is mesh — Wi-Fi 6E or Wi-Fi 7 depending on the year of install, with dedicated VLANs for IoT, AV, security, staff, and family. Conduit pathways are oversized for future expansion — we run two 1-inch conduits to every TV location because the next 5G mmWave or fiber-to-the-room standard will need them.Screening rooms, theaters, and the audio-video matrix
Estate screening rooms are a discipline. Trinnov Altitude16 or Storm Audio ISP MK3 is the Dolby Atmos pre/pro. Speakers are concealed behind acoustically transparent screens — typical layout 11.4.4 or 9.2.6 with discrete subwoofers, never in-wall subs. Projector is Sony VPL-XW7000ES or JVC DLA-NZ800 4K native HDR. Screen is acoustically transparent Stewart or Screen Innovations Black Diamond with motorized masking. Seating is Cinematech or Salamander leather with bass shakers integrated. Lighting is Lutron-programmed with star-field fiber-optic ceilings, LED ribbon coves, and circadian-rhythm presets. The audio-video matrix runs through a Crestron DM NVX SDVoE switcher that distributes 4K HDR Dolby Atmos to every TV in the estate from a central source rack. This is a $40K to $120K subsystem inside the larger smart-home scope.Level 2 and Level 3 EV charging for 6-to-12-bay garages
Bel-Air estate garages typically have 4 to 12 bays. Charging multiple EVs is no longer a future consideration — it is a 2026 ownership reality. Level 2 (40A) chargers at every bay require load management — you cannot run 12 Level 2 chargers at full draw simultaneously on a 400A or 600A panel. We spec load-managed Level 2 systems (Tesla Wall Connector with WiFi load-sharing, ChargePoint Home Flex, or Enphase IQ EV charger) that share total amperage intelligently. Level 3 DC fast charging at an estate is now realistic — 480V 3-phase service is available from LADWP for properties that already have or can upgrade to a transformer-fed service. We have done Level 3 installs on three Bel-Air estates since 2023, typically as part of a solar-plus-battery package where the battery buffers the grid demand spike. $60K to $180K depending on transformer requirements.Solar-plus-battery for estate-scale loads under NEM 3.0
California's NEM 3.0 export rates make residential solar a battery-storage conversation now. Estate-scale loads (35,000 sq ft, pool heating, EV charging, screening room) demand 30 to 80 kW PV arrays and 60 to 200 kWh of battery storage. We design the array with shade analysis, run conduit during the smart-home rough-in, and partner with Tesla-certified or Enphase platinum installers for the PV and battery side. Battery options at estate scale: Tesla Powerwall 3 (13.5 kWh per unit, stack up to 10), Enphase IQ Battery 10 (10.5 kWh per unit, stack high), or Sonnen Eco (modular 5 kWh increments). Payback under NEM 3.0 with battery is 5 to 8 years on estate loads — fast enough that solar-plus-battery is the new default on every new estate build we touch.Security integration, gates, and verified-alarm response
Estate security is layered. Perimeter intrusion, exterior 4K cameras with AI analytics, license-plate-recognition at the driveway, intercom (DoorBird, Comelit), interior motion and glass-break, panic-button protocols. All of it integrates with the smart home so a perimeter breach triggers camera review at the monitored service (Westec, ADT Command, Bay Alarm). Camera-verified alarms get LAPD priority response. We do not sell monitoring; we wire to whatever service you contract. Why NPLD versus a Crestron dealer who is not a GC
Estate smart home touches structure, electrical, drywall, finish carpentry. Standalone dealers subcontract; schedule slips. We hold the GC license. Mutual NDA. We coordinate with your architect, decorator, security director as one project. CSLB License #1105249, 200+ LA builds since 2016, A+ BBB accredited.Smart Home Integration Questions Homeowners Ask About Smart Home Integration in Bel-Air
Crestron Home, Savant Pro, or Lutron HomeWorks — which is right?
Crestron Home is the production-grade choice for studio principals who want everything to feel like a studio set. Savant Pro is the Apple-ecosystem alternative with iOS-style UX. Lutron HomeWorks is the estate-scale lighting backbone, typically paired with a Crestron or Savant AV overlay.
Can I install 12 Level 2 EV chargers in my garage?
Yes, with load-managed systems (Tesla Wall Connector WiFi load-sharing, ChargePoint Home Flex, Enphase IQ EV charger) that share total amperage intelligently across a 400A or 600A panel. We design the load calc.
Is Level 3 DC fast charging feasible at a Bel-Air estate?
Yes, on estates with existing 480V 3-phase service or where LADWP transformer upgrade is feasible. We have installed three Level 3 systems on Bel-Air estates since 2023. $60K to $180K depending on transformer.
How long does a Crestron Home estate install take?
Rough-in 6 to 12 weeks (concurrent with other construction trades). Trim 4 to 6 weeks. Programming and commissioning 4 to 8 weeks. Total 18 to 36 weeks for a full estate. Coordinated with your architect's construction schedule.
Do you sign NDAs at intake?
Yes, mutual NDA before the first walkthrough. Crews LiveScan-cleared and bonded. NDAs bind five years post-engagement.
Does solar plus Powerwall pencil out under NEM 3.0 at estate scale?
Yes. With battery storage, typical payback is 5 to 8 years on estate-scale loads (35,000 sq ft, pool heating, EV charging, screening room). Without battery, NEM 3.0 export math is poor. We always recommend solar-plus-battery.
What does $80K versus $500K actually buy?
Entry tier $80K to $150K: Lutron HomeWorks lighting plus basic AV distribution and structured wiring on a 10,000 sq ft estate. Mid-tier $200K to $320K: full Crestron Home or Savant Pro with motorized shades, integrated security, climate, and pool controls. Premium tier $380K to $500K: Crestron Home with Trinnov Dolby Atmos screening room, full estate automation, solar+battery prep, and Level 3 EV.
Do you handle ongoing service contracts?
We partner with certified Crestron and Savant dealers for ongoing service. We do not sell auto-renewing 5-year maintenance traps — you contract year-by-year with the dealer of your choice.
