What 200+ LA Baths Taught Us About DTLA Layout
DTLA bath layouts are constrained by stacks and CC&Rs more than any other LA corridor. After building baths in 14 different DTLA buildings, here's what we've learned about working within the constraints:
- Keep the toilet, move everything else: the toilet stack is almost never relocatable. Plan layouts that anchor on the existing toilet and rearrange shower, vanity, and tub around it.
- Convert tub-to-shower in narrow lofts: many DTLA lofts have a 5x8 bath with a tub-shower combo. Converting to a curbless walk-in shower opens the space visually and adds value to single-or-couple buyers.
- Freestanding tubs only where floor loads allow: steel-frame high-rises (most South Park, Financial District) handle them fine. Wood-frame ARO lofts may need structural review.
- Vanity sightlines: open-loft baths visible from main living space need vanity finishes that read well from across the loft — quartz or stone tops, integrated mirrors, hidden plumbing chases.
- Heated floors are worth it: DTLA condo HVAC is often inefficient at floor level. Electric radiant under tile adds $1.5K-$3K and meaningfully changes daily-use comfort.
- Sound-attenuation across the floor matters: if you're on an upper floor, the unit below hears your shower. We use acoustic mat under tile and isolation pads on framing — required by most HOAs, worth doing even if yours doesn't require it.
