Custom residential design and build in Downtown LA lands $360 to $720 per square foot depending on whether the work is a raw ARO shell-out, an existing-loft full redesign, or a multi-unit combine across two or three original conversion units. Penthouse build-outs with mid-high finish, structural moves, and STC 50+ acoustic compliance typically run $750 to $1,100 per square foot when the HOA build-rules and HPOZ context both pile on. Design fees scale with scope: $48K to $95K for most projects, more for multi-unit combines that require multiple LADBS permits.
