El Monte interior work is different than westside or Hollywood interior work, and pretending it's the same is how you blow a budget. The housing stock is mostly 1950s and 1960s post-war stucco tract homes - 1,200 to 1,800 square feet, three bedrooms, one or one-and-a-half baths, original cast iron drains, original galvanized supply lines, often three generations of family living under the roof. The design problem is not 'show me a Pinterest kitchen,' it is 'how do we get a real second bathroom, a real primary suite, and a real kitchen for the family who actually lives here, on a budget that the family actually has.'
