Walk-street front-yard reality and Coastal CDP triggers

Walk-street parcels from 8th to 22nd have 8-15 foot front yards onto the pedestrian walk-street. Every plant, every paver, every lighting fixture sits in public view. The Coastal Commission and Hermosa Bldg both look at the visible elevation. Setbacks are tight, the lot line is often the walk-street edge with no buffer, and any retaining over 30 inches needs a permit. Salt-tolerant planting palette and the species that actually survive in Hermosa

Standard LA palette species — agapanthus, gardenia, jasmine, hydrangea, most boxwood — die in Hermosa within 18-24 months from salt-burn and sand-soil drainage. The palette that survives: New Zealand flax, Mexican feather grass, sea lavender, Aeonium, succulents in the Crassula and Aloe families, beach strawberry as groundcover, Italian buckthorn as hedge, and select Australian and South African coastal species. We spec it salt-tolerant by zone on the lot — the surf-side elevation gets the toughest species, the lee side can carry more refined palette.

Irrigation needs to flush salt regularly. Drip in sand soil drains too fast without a wetting agent. We design the irrigation around the soil, not against it.

Marine-grade hardscape and why galvanized fails in Hermosa

Hardscape fasteners, lighting transformers, irrigation valves, and metal edging all rust in Hermosa within 2-4 years if not marine-spec. We spec 316 stainless on every exposed fastener within 600 feet of the surf line, marine-rated transformer enclosures, brass or stainless irrigation valves, and stone or composite-with-stainless-core edging rather than steel. The marine upcharge runs 8-12% on hardscape material. It's not optional.
