Hollywood Hills Bath Remodel: Spa Suites, View Tubs, Slope-Aware Waterproofing
A bathroom in a flat Sherman Oaks ranch is a four-walls-and-a-drain problem. A bathroom in a Hollywood Hills hillside home is a waterproofing problem, a venting problem, a view problem, and sometimes a structural problem at the same time. The drain has to fight gravity that is already on a 15-25% slope below the slab. The steam shower has to vent without dumping condensation into a 1958 ceiling cavity. The freestanding tub has to sit on the one square of floor that holds the Reservoir view. Most bath remodels in the hills are not expensive because of finishes. They are expensive because the first three GCs missed the venting, missed the slope, or missed the structural pad. What's actually different about a Hollywood Hills bath remodel
Five quirks that move the cost band:
- Slope-aware waterproofing. A hillside slab is rarely level the way a flat-lot slab is. Schluter Kerdi or Wedi systems need a re-poured pre-slope before any tile goes down. Skipping this is the #1 reason hills baths leak into the room below within two years.
- Steam shower venting. A residential steam generator dumps 1-2 gallons of latent moisture per session. That moisture has no business in a Mid-Century post-and-beam ceiling. Dedicated mechanical venting to the exterior — and CBC 7A ember-resistant venting if you are in the Very High Fire Hazard Severity Zone (VHFHSZ) — is non-negotiable.
- IP67 wet-rated lighting near the tub. Most hills baths have a freestanding tub positioned for the view. Any luminaire within 3 ft horizontal and 8 ft vertical of the tub edge has to be IP67 wet-rated per the 2022 CEC.
- Drain re-routing on hillside slab. Moving a toilet 18 inches can mean cutting and re-pouring 40 sq ft of slab because the existing drain runs along the downhill perimeter.
- Acoustic and vapor isolation in shared walls. Mid-Century homes often have the master bath sharing a wall with the master bedroom or a study. Mineral wool plus dual layer Type-X drywall is standard in our bids.
Our process for a Hollywood Hills bath remodel
Same one-firm, one-contract model as our kitchen work. The architectural design happens in the same office as the GC scheduling, which is what kills the design-to-build cost blowout on $100K+ baths.

Cost band: what $35K-$140K buys in a Hollywood Hills bath
Real Hollywood Hills bath invoices from the last 18 months:
- $35K-$55K — refresh tier. Same footprint, new vanity, new toilet, new tile (shower walls and floor), new shower glass, mid-tier fixtures (Kohler, Hansgrohe), no slab work, no venting changes. 1990s contemporary master, 4 weeks.
- $55K-$90K — re-layout tier. Toilet relocated, vanity expanded to a double, walk-in shower replaces tub-shower combo, slab cut and re-poured for drain re-route, full waterproofing membrane, premium fixtures (Brizo, Dornbracht), heated floor. Spanish Colonial or Mid-Century, 5-6 weeks.

Why view, light, and vapor are the three real cost drivers
On a flat-lot bath, fixtures and tile drive 60% of the cost. On a Hollywood Hills bath, three different things move the budget:
- View positioning. A freestanding tub 18 inches off the view-axis is a different design than one centered on it. We draw both options and price both at bid stage.
- Lighting layering. A spa-suite bath needs five layers — ambient, task at vanity, accent in shower niches, IP67 over the tub, and dimmed night-circuit. The wiring rough costs more than most homeowners expect.
- Vapor management. Steam plus a hillside ceiling cavity equals rot if the vent path is wrong. We design the venting before we draw the tile, not after. This is where most hills baths get expensive late.

Bathroom Remodeling Questions Homeowners Ask About Bathroom Remodeling in Hollywood Hills
Do I need a structural engineer for a freestanding tub on a hillside home?
Sometimes. A 250-gallon soaking tub plus water plus a 200-lb person is roughly 2,800 lbs concentrated on four feet. On a Mid-Century post-and-beam floor with 16" joists, that needs a structural pad and sometimes blocking. We flag it at the site walk and either spec the pad in the bid or, if the floor is already over-built, document why no pad is needed.
Can I put a steam shower in a 1958 Mid-Century without rotting the ceiling?
Yes, but only with a dedicated mechanical vent to the exterior, vapor-barrier sheathing inside the shower envelope, and a humidity-sensing fan on a timer. Steam generators dump latent moisture that has to leave the building. We design the vent path before we design the tile.
How do you handle waterproofing on a sloped slab?
We cut the slab where needed, re-pour with a 1/4"-per-foot pre-slope toward the drain, install a Schluter Kerdi or Wedi sheet membrane over the entire wet area, flood-test for 24 hours, and only then tile. Skipping the pre-slope is the #1 cause of leak callbacks in hillside baths.
What is CBC 7A and does my bath remodel need it?
CBC 7A is the California Building Code chapter for VHFHSZ (Very High Fire Hazard Severity Zone) materials and assemblies. Most of Hollywood Hills above Mulholland and large parts of Beachwood and Laurel are in VHFHSZ. If your bath remodel adds or modifies a vent through the roof, the vent termination has to be ember-resistant per 7A. Same for any exterior wall vent. We check the zone map at the site walk.
Will an LADBS permit for my bath remodel trigger a Hillside Ordinance review?
Interior-only bath remodel with no exterior changes: no BHO review. Add a new exterior vent termination, a new window, or any change to grading: yes. The biggest gotcha is the steam vent path — if it has to terminate on an exterior wall facing a slope, the BHO grading line can come into play. We pre-screen at the site walk.
Can I keep using my other bathroom while you build the master?
Yes, in most cases. Standard hills bath builds isolate the work area with zip-walls, run a HEPA negative-air machine if there is any pre-1978 lead paint, and keep the home's other bathrooms on a working water line. We schedule water shut-offs in 2-4 hour windows with 24 hours notice.
How much do natural stone slab walls add to the budget?
Honest answer: a lot. A 5x8 ft shower in book-matched marble or quartzite slab runs $18K-$35K in stone alone, plus $4K-$7K in setting (templating, fabrication, hillside delivery, installation). Porcelain slab in the same look-and-feel runs $6K-$12K all-in. We show both options at bid stage.
Do you remove existing tile and slab without damaging the room below?
Yes. We use a slab-saw with vacuum shrouding to keep silica dust contained, then chip-and-lift the slab in sections rather than jackhammering through. On a hillside home where the room below is finished, this is the standard. Adds about $2K-$4K vs. a brute-force demo. Worth it.
