Why LCF kitchens cost more than a flatland remodel

Two reasons. First, the demographic. LCF homes sit at $2M to $5M median, and the kitchens carry materials that match — quartzite slabs, Sub-Zero or Thermador packages, custom inset cabinetry, paneled fronts. That is a $40K+ swing on materials alone versus a Sherman Oaks remodel.

Second, the building science. LCF is in a Very High Fire Hazard Severity Zone because the city backs up to Angeles National Forest. The Station Fire (2009) and Bobcat Fire (2020) both burned to the city edge. If your remodel touches the exterior wall — new window, new vent, new range hood ducting out — you trigger CBC Chapter 7A. That means ember-resistant venting, ignition-resistant cladding within ten feet of the opening, and tempered glass facing fuel sources.

What is in the $85K-$240K band

The low end ($85K-$130K) is a like-for-like refresh: new cabinets in the existing layout, quartz or quartzite counters, mid-grade appliances, refinished floors, new lighting. No structural moves, no exterior wall touched.

The middle ($130K-$185K) is the open-concept move LCF families ask for most. Drop the wall between kitchen and family room, re-orient the island toward the view, re-route the HVAC trunk, upgrade the panel for an induction range or second oven.

The top end ($185K-$240K) adds the chef package: 48-inch range, second dishwasher, prep sink, paneled appliances, walk-in pantry, and a foothill-view nook with tempered glass and ignition-resistant exterior trim.

The LCF permit process is not LADBS

The city has its own Planning Department and permit counter. You are not going through LADBS Express Plan Check, and timelines are different. Plan on 6 to 10 weeks for a structural remodel review, longer if the Architectural Review Board (ARB) weighs in on anything exterior-facing.

For substantial remodels — more than 50% of the home's value in scope — you pick up seismic retrofit triggers and the full Chapter 7A retrofit on the exterior. We size the scope around that 50% line on purpose.

How long does LCF Planning take versus LADBS?

LCF Planning runs 6 to 10 weeks for a structural kitchen remodel, longer with ARB. LADBS Express on a flatland job can be 2 to 3 weeks. Build that delta into the schedule from day one.

What does Chapter 7A mean for my range hood?

If the range hood ducts out through an exterior wall facing the forest edge, the vent termination needs to be ember-resistant — a 1/8-inch mesh screen behind a listed cap. Cost adder is small ($150-$400), but the inspector will catch it if you skip it.

Can I keep my existing cabinets and just re-face?

Re-facing runs $18K-$35K in LCF and works if the boxes are still square. We will tell you on the walk whether the existing carcasses are worth saving or whether the math says replace.

Will a kitchen remodel trigger a seismic retrofit?

Only if scope crosses the 50%-of-value substantial-remodel line. Below that line, the kitchen scope alone does not pull the retrofit trigger. We size the bid to keep you on the right side of that number when it matters.

What about the Mediterranean and Spanish details — can you match the existing house?

Yes. Most of our LCF kitchens are in 1920s-1950s Mediterranean, Spanish, or Mid-Century homes. We match arches, plaster textures, beam ceilings, and tile details to the original era. Architectural design has been the firm's lane since 2016.

Do you handle the appliance procurement?

Either way works. Some LCF clients have a designer or showroom relationship already and we coordinate delivery and install. Others want us to run the full package through trade pricing. Trade typically saves 12-18% on Sub-Zero and Thermador.
