Preserving the Post-and-Beam

The Mar Vista Tract is defined by exposed structural beams, flush ceilings, and a wall-to-glass ratio that does not exist in any standard home. We expose what should be exposed, conceal what should be concealed, and route HVAC through chases the original architect would have approved of. Window replacement uses custom multi-lite assemblies that preserve sightlines.

MEP Without Touching the Architecture

1948 post-and-beam structures were not designed for 2026 HVAC loads. We route ductwork through engineered chases, hide low-voltage and AV behind period-correct millwork, and concentrate the mechanical equipment in locations the original plan would have accommodated. The architecture stays clean.
