Mar Vista landscape design is about restraint. The Mar Vista Tract was conceived as a Modernist housing experiment, and its landscape language follows the architecture: hardscape sequences, geometric planting beds, restrained palette, and clean sight lines. Outside the Tract, Mar Vista's broader Mid-Century stock rewards the same vocabulary. NP Line Design has been designing in Mar Vista since 2016 and installing as a CSLB-licensed GC since 2023. Mid-Century Landscape Vocabulary

Geometric planting beds, restrained palette (often just three to five plant species used at scale), gravel and decomposed-granite hardscape, exposed-aggregate or board-formed concrete walks, and lighting that hides during the day and reads architectural at night. We design and execute in that language.

Drought-Tolerant and Period-Correct

California natives and Mediterranean palette work well within Mid-Century design discipline. Agaves, aloes, ornamental grasses, and structural shrubs (manzanita, ceanothus, westringia) read both period-correct and contemporary. We avoid palette-of-everything maximalism.
