A 2,800-square-foot former restaurant space on Melrose Avenue in West Hollywood was converted into a high-end fashion boutique and showroom. The space required complete demolition of the existing restaurant layout including removal of the commercial kitchen exhaust hood, grease interceptor, and all restaurant-specific plumbing.
NP Line Design designed and built the new space featuring: polished concrete floors (existing slab ground and sealed), exposed ceiling with painted mechanical systems, custom walnut display fixtures and millwork throughout, a reception desk with integrated POS system, three fitting rooms with custom lighting and full-length mirrors, a rear stockroom with climate-controlled storage, new storefront glazing replacing the original restaurant facade, full ADA compliance including accessible path of travel, fitting room, and restroom, and a complete electrical redesign with track lighting for merchandise display.
The restaurant-to-retail conversion required change-of-occupancy approval from LADBS, triggering full code compliance review including ADA path-of-travel upgrade for the entire building (not just the tenant space). The landlord's building had a 2-inch threshold at the front entrance that violated ADA — requiring the tenant to fund a building-wide entrance modification as a condition of the occupancy change. Additionally, the grease interceptor removal required coordination with the city's industrial waste division and a specialized plumbing contractor, adding 2 weeks to the demolition phase.
NP Line Design negotiated with the landlord to split the ADA entrance modification cost ($8,500 total), as the improvement benefited all tenants. The entrance was regraded with a new concrete threshold and automatic door operator.
