This Pacific Palisades home suffered significant damage from a nearby wildfire that burned within 50 feet of the structure. While the home did not ignite, radiant heat damaged the entire south-facing exterior: vinyl siding melted, three windows cracked from thermal shock, the asphalt shingle roof on the south slope was blistered and compromised, and heavy smoke infiltrated the entire interior.
NP Line Design performed a comprehensive damage assessment within 48 hours of fire department clearance. The scope included: complete south-facing exterior rebuild (new fiber cement siding, all new windows on the south wall, and new stucco on the chimney), south-slope roof replacement with Class A fire-rated concrete tiles, and full interior smoke remediation.
Smoke remediation involved sealing the HVAC system and replacing all ductwork on the south side, ozone treatment of the attic and wall cavities, thermal fogging of the entire interior, and repainting all interior surfaces with shellac-based odor-blocking primer followed by two coats of finish paint. All soft goods (carpet, drapes, upholstered furniture) were removed and professionally cleaned off-site by a certified contents restoration company.
Exterior work included installing a fire-hardened assembly on the south wall: 5/8-inch Type X drywall as sheathing, Tyvek FireCurb WRB, and James Hardie fiber cement lap siding. All replacement windows are tempered dual-pane per VHFHSZ requirements. Landscaping within 5 feet of the structure was replaced with fire-resistant plantings per Zone 0 defensible space requirements.
The insurance claim process was complex because the damage was caused by radiant heat and smoke rather than direct fire contact. The adjuster initially classified some exterior damage as pre-existing wear rather than fire-related. Additionally, building materials for fire-hardened assemblies were in high demand following the wildfire event, with lead times for Hardie siding extending to 6 weeks.
NP Line Design documented all fire damage with dated photographs, thermal imaging of the south wall showing heat penetration patterns, and a letter from a forensic engineer confirming the damage was consistent with radiant heat exposure. The insurance claim was approved in full.
