This 3,200-square-foot Beverly Hills residence received a complete interior renovation focused on luxury finishes, smart home integration, and a wellness-oriented master suite. The homeowner is a design professional who wanted every detail to reflect current luxury residential trends while maintaining timeless elegance.
NP Line Design executed the design-build project with a focus on material quality and craftsmanship. Living areas feature wide-plank white oak floors (7-inch, wire-brushed, matte finish), venetian plaster walls by a specialty applicator, and custom millwork throughout — including a 14-foot built-in entertainment center with integrated Sonos Arc soundbar, concealed wiring, and motorized art screen.
The kitchen was rebuilt with fluted oak cabinetry, Dekton Arga countertops, Gaggenau 400 series appliances, and a butler's pantry with wine refrigeration and espresso station. Lighting throughout uses Ketra tunable LED fixtures with circadian rhythm programming — adjusting color temperature from warm 2200K in evenings to energizing 4000K during daytime.
The master wellness suite includes a steam shower with chromotherapy lighting, infrared sauna panel behind a hidden door, heated floors, and a freestanding tub. Smart home systems are consolidated on a Control4 platform managing lighting, shades, HVAC, security cameras, door locks, and audio across 8 zones. Lutron Palladiom motorized shades with fabric from The Shade Store are installed in every room. All smart home wiring runs through a dedicated equipment closet with a 42U networking rack.
The venetian plaster application required the walls to be perfectly flat — any imperfection in the substrate shows through the finish. The existing walls had typical residential undulations from original construction. Additionally, the Control4 smart home system required coordination between 5 separate trades (electrician, low-voltage, HVAC, shade installer, and audio/video integrator).
NP Line Design skim-coated all walls with three passes of joint compound, sanding between each pass to achieve a Level 5 drywall finish before the plaster applicator began. For smart home coordination, we held weekly integration meetings with all 5 trades present, using a shared wiring matrix that mapped every device to its Control4 zone, circuit, and cable run. Pre-wire inspection was done jointly by the integrator and electrician before any drywall was closed.
