This 1962 mid-century ranch in Encino had its original galley kitchen — dark, cramped, and completely closed off from the living and dining areas. The homeowners wanted an open-concept layout that honored the home's mid-century character while delivering modern functionality for a family of four.
NP Line Design removed the load-bearing wall separating the kitchen from the living room, installing a 16-foot laminated veneer lumber (LVL) beam with steel moment connections to carry the roof load. A structural engineer designed the beam sizing and connection details, which required LADBS plan check and structural permit.
The new layout centers on a 9-foot waterfall island with Calacatta quartz countertops, undermount stainless sink, and integrated seating for three. Perimeter cabinetry is custom flat-panel maple with a warm walnut stain, paired with soft-close Blum hardware. Flooring is 7-inch wide European white oak hardwood extending through the kitchen and into the adjoining living space for visual continuity.
Electrical was brought up to 2025 Title 24 code: all-LED recessed cans on dimmers, under-cabinet task lighting, and a dedicated 50-amp circuit for the new induction cooktop. The gas line was capped and abandoned in place per LADBS requirements. Plumbing was re-routed for the island sink, including a new 2-inch drain line through the slab. Final HERS testing confirmed Title 24 compliance.
The primary challenge was the load-bearing wall removal in a single-story ranch with a low-slope roof. The existing roof framing was non-standard 2x6 rafters at 24-inch spacing with no ridge beam — common in 1960s Encino tract homes. The LVL beam required temporary shoring of the entire roof section during installation, and the shoring had to be engineered because the existing slab was only 3.5 inches thick — too thin for point loads without spread footings. Additionally, the original cast-iron drain stack was corroded and had to be replaced with ABS, which added scope and required a supplemental plumbing permit. The corroded stack was only discovered during demolition, making it an unplanned addition to the project.
NP Line Design brought in a structural engineer before demolition to assess the roof framing and design the beam connections. We installed temporary shoring posts on spread footings (2x2-foot plywood pads distributing load across the thin slab) before any demolition began, ensuring zero roof deflection during the beam swap. The corroded drain stack was replaced during rough-in, and we consolidated the plumbing permit with the structural permit to avoid a second plan check cycle — saving the homeowner approximately 3 weeks of permit processing time. Material selections for the island countertop were finalized during the permit phase so fabrication could begin immediately after rough-in. The project completed on schedule at 10 weeks with no change orders beyond the drain stack.
