This 1952 Highland Park ranch had a dark, enclosed galley kitchen separated from the living room by a load-bearing wall. The homeowners wanted an open-concept layout with a center island, modern appliances, and improved natural light.
NP Line Design removed the load-bearing wall and installed a 14-foot glulam beam with concealed steel post connections. The new kitchen features: 42-inch shaker cabinets in two-tone design (white perimeter, walnut island), 8-foot waterfall quartz island with undermount sink and seating for four, induction cooktop replacing gas (with 50-amp dedicated circuit), LED under-cabinet and recessed lighting, luxury vinyl plank flooring extending into the living room, new stainless steel Bosch appliance package, and a subway tile backsplash with brass accents.
The gas-to-induction conversion required a new 50-amp circuit to the cooktop location, but the electrical panel was at capacity (150 amps fully loaded). Adding the induction circuit without a panel upgrade required load balancing — identifying and consolidating circuits to free up capacity. The existing plumbing under the slab was original copper with pinhole leaks discovered during rough-in when the island sink drain was being routed.
NP Line Design's electrician performed a detailed load analysis and identified two 220-volt circuits (for a removed electric dryer and an unused spa panel) that could be consolidated, freeing 60 amps of capacity without a panel upgrade — saving the homeowner $3,500. The under-slab copper plumbing was rerouted above the slab through the wall cavity, with new PEX supply lines and ABS drain lines. The gas line was capped at the meter per LADBS requirements. The project completed in 12 weeks including a 3-week wait for the custom island countertop fabrication.
