What makes an RPV kitchen different from a flat-lot LA kitchen

The view is the asset. In Rancho Palos Verdes, you bought the lot for the ocean, the Catalina sight line, or the city-light view east. Every cabinet, every appliance, every window placement either preserves or destroys that. The second factor is slope. RPV lots step down hillside — the kitchen often sits on the upper terrace, the living room steps down, and the structural read on any wall removal has to account for downhill load transfer. Third: RPV Planning Department reviews everything (not LADBS). Their plan check is methodical and slower than most LA jurisdictions — 10 to 14 weeks for a standard kitchen permit. Our 2026 cost band: $110K to $320K.

Cost band breakdown

$110K to $155K: same-footprint refresh, view-axis cabinetry tuned to the existing sight line, mid-tier appliance package, slope-aware structural read on any wall touch. $175K to $235K: wall removal, NanaWall or Fleetwood multi-slide door at the ocean elevation, structural beam engineered for hillside load, custom view-axis cabinetry, premium appliances. $260K to $320K: full reconfiguration, ocean-view picture window or full glass wall, slab counters, custom millwork, Wolf-Sub-Zero or La Cornue package, structural and possibly geotechnical engineering. Most Portuguese Bend and Miraleste primary kitchens we deliver land at $185K-$245K. Three line-item quote: structural, cabinetry-and-stone, MEP.

The hillside structural reality

RPV is a hillside community. Every kitchen wall has the possibility of being a shear wall transferring lateral load to the downhill side. Before we quote a wall removal, we have a structural engineer walk the house. We do not guess. If you are within the Portuguese Bend slide-zone (the active landslide area on the south side of RPV), Planning requires geotechnical review even for interior structural work in many cases. We have built in Portuguese Bend, Miraleste, Crestmont, and Eastview — each subarea has different rules. We know them.

Permits and the 12-18 week schedule

RPV Planning intake: 1-2 weeks. Plan check: 10-14 weeks for kitchen with structural. Coastal CDP if ocean-adjacent: add 6-12 weeks. Permit issued. Construction: week 1 demo, weeks 2-4 rough work, week 5 city rough inspection, weeks 6-8 drywall and paint, weeks 9-12 cabinets and stone, weeks 13-14 appliances and trim, weeks 15-16 punch and final. Total construction 12-16 weeks. Permit + construction 18-30 weeks end to end.

The walk-through

One site visit, 45-60 minutes. You get (1) view-axis read — we measure the primary sight line from the cooking position and the dining position, and design preservation or improvement around it, (2) a 2026 cost band against real RPV kitchen invoices, (3) slope and structural risk read on any wall you want to remove, (4) Coastal CDP and slide-zone trigger read if applicable, (5) two comparables we have delivered in RPV. No commit. If we believe the wall cannot be removed without prohibitive structural cost, we tell you on the walk. If our number lands off another bid, we tell you why — almost always structural assumption or appliance spec.

FAQ

Is my lot in the Portuguese Bend slide-zone?

If you are south of Palos Verdes Drive South in the active landslide complex (Portuguese Bend, Abalone Cove, Klondike Canyon), yes. RPV maintains a published map; we confirm at the first walk. Slide-zone work requires geotechnical review by a slide-zone-certified engineer.

Does my kitchen remodel trigger a Coastal Development Permit?

Only if the work touches the building envelope on a Coastal Zone elevation (ocean-facing windows, doors, or wall removal that changes massing). Interior-only remodels do not trigger CDP. We confirm at intake.

Can I install a multi-slide door (NanaWall, Fleetwood) at the ocean elevation?

Yes, with structural engineering and likely a CDP. Multi-slide doors require a continuous header sized for the full opening and a foundation upgrade at the threshold. Add $25K-$60K to the structural-and-opening line. Worth it on the right view.

How long is RPV plan check?

10-14 weeks standard. RPV Planning is methodical and reviews structural carefully. Add 6-12 weeks for CDP, add 4-8 weeks for slide-zone geotechnical review.

What if I have an HOA?

Many RPV neighborhoods (Mediterranean, Eastview, Crestmont, Seaview, Mira Catalina) have HOAs that review exterior changes. Interior kitchen work usually does not require HOA approval, but any exterior window or door change does. We file with both the city and the HOA in parallel.

Can you preserve my existing view from the kitchen?

Almost always yes. We design the new cabinet heights, appliance placement, and any new opening to maintain or improve the primary sight line. The view-axis read is part of the first walk.
