If you're on the Tujunga Wash side near Hansen Dam — possibly yes, in FEMA Zone A. We check the FEMA flood map service before design work. Flood-zone landscape needs engineered drainage routing — $4K-$10K above a standard landscape.
How much lawn can I keep under MWELO?
On a typical 5,500-7,500 sq ft Sun Valley lot, you can usually keep 300-600 sq ft of lawn as a focused use feature and still clear MWELO — provided the rest of the yard is low-water Mediterranean or California native. A 2,500 sq ft front lawn is not coming back.
