Is my Sun Valley home in a FEMA flood zone?

If you're on the Tujunga Wash side near Hansen Dam — possibly yes, in FEMA Zone A. The FEMA flood map service is the authoritative source and we check it during the assessment. The cost impact of a flood-elevation foundation is $25K-$70K above a standard slab — significant, and we line-item it before you sign.

Why is Sun Valley MEP scope expensive?

Because the 91352 housing stock includes a lot of 1940s-1950s post-war stucco originally built on 60A or 100A service with galvanized supply and cast-iron drain.
