What Drives Sylmar Bath Costs Up

Five scope risks on pre-1970 Sylmar baths:

• Cast-iron drain under slab: 1950s-1970s construction. Cracks at hubs. Replacement $3K-$8K depending on slab cutting.
• Galvanized supply: nearly universal pre-1970. Pin-hole leaks. Replumb to PEX adds $3K-$7K.
• VHFHSZ exhaust venting: exterior bath vents in fire zone need CBC 7A ember screens. Adds $400-$900.

• Foothill water pressure: upper Sylmar sometimes sees lower static pressure. Pressure-balancing valves are standard but matter more here.

One more cost driver that surprises people: fixture lead times in 2026. Brizo, Kohler Purist, and Hansgrohe AXOR are running 6-12 weeks from order to delivery. If your GC doesn't lock fixture orders at contract signing, the bath finishes plumbing rough-in and tile sitting waiting for trim. We order fixtures the week of contract so they land aligned with install. Custom shower glass is another sneaky one — 4-6 weeks for templated glass after the wall tile is set, so the bath isn't fully usable until week 5-7 even on a 4-week build.

Interior bath remodels pull standard LADBS building permit via Express Plan Check — 3-5 weeks:

• VHFHSZ: only triggers when bath work creates exterior penetrations (exhaust vent through wall or roof). Interior-only refresh tier rarely triggers.
• Slab-on-grade: drain replacement requiring slab cutting needs slab repair inspection. Adds 1 week.
• Seismic-bracing documentation: we file standard CBSC documentation for water heater bracing and fixture seismic straps as part of permit.

One scope question that comes up a lot: what about a half-bath or powder-room remodel separate from the primary bath? We band-quote half-baths on the same walk if you want both done together — adds about 15-20 minutes to the walk and you get one written cost band covering both rooms. Often more cost-effective than doing them sequentially.
