The smart-home wiring schedule is what most architects skip. Without it, the electrician guesses, the structured wiring lives in the wrong closet, and you get $20-$40K in retrofit later. We do it on every Westchester set.
Tech-Buyer Programming
Tech-buyer programming in Westchester is specific. Premium over standard ADU design: $8-$18K.

Yes. Design-only contracts are common. We deliver the LADBS-approved set with CNEL mitigation report; you bid to GCs of your choice.
What's the difference between STC 35 and STC 40 in the drawing set?
STC 35 uses dual-pane laminated windows (specified in window schedule) and 2x6 wall assembly with R-21 batt + sealed sheathing. STC 40 uses heavier-glass dual-pane or triple-pane windows and double-stud or staggered-stud walls with R-30+. Different wall sections, different window schedule.
How long does a Westchester custom home architectural set take?
Schematic: 5-7 weeks. DD: 7-9 weeks. CDs: 9-12 weeks. Total: 5-7 months from kickoff to LADBS submittal.
Does NPLD include landscape and hardscape in the architectural fee?
Conceptual landscape and exterior site plan are included. Detailed planting plans, irrigation, drainage, and hardscape detailing are scoped separately, usually $6-$14K depending on lot size.
Will my Westchester project trigger discretionary planning review?
