Project Overview

The homeowners of this 1938 Craftsman bungalow in Pasadena wanted to build a detached ADU for the wife's aging parents, allowing multigenerational living while maintaining privacy for both households. The 7,800-square-foot lot had ample space behind the main house for an 1,100-square-foot two-bedroom, one-bathroom unit.

NP Line Design designed the ADU to complement the Craftsman main house with matching exterior details: exposed rafter tails, tapered porch columns, horizontal lap siding, and earth-tone color palette. The interior features: open-concept living, dining, and kitchen, full kitchen with quartz countertops and stainless appliances, universal design accessibility features (zero-step entry, wider doorways, curbless shower, grab bar blocking, comfort-height toilet, lever handles), covered front porch with Craftsman details, private entrance with dedicated address, 200-amp sub-panel solar-ready, Mitsubishi multi-zone mini-split HVAC, and full Title 24 compliance.

The Challenge

Pasadena has its own building department (separate from LADBS) with different review procedures and stricter design guidelines, particularly in historic neighborhoods. The property was within the Landmark District overlay requiring Design Review Board approval for the ADU's exterior design. Additionally, the existing sewer lateral was undersized (3-inch clay pipe) and could not handle the additional load from the ADU without replacement. The parents required accessibility features that added complexity to the compact 1,100-square-foot floor plan.

Our Solution

NP Line Design worked with Pasadena's Design Review Board early in the process, submitting preliminary designs before the formal permit application. The Craftsman design language — matching the main house — earned unanimous approval at the first hearing. The sewer lateral was replaced with 4-inch ABS from the main house to the street, benefiting both the main house and the ADU. We used trenchless pipe bursting to minimize landscape damage (only two access pits versus open-trench through the entire front yard). The accessibility features were integrated into the floor plan from the start rather than retrofitted, resulting in a space that feels open and intentional rather than institutional.
