A burst copper supply pipe behind the kitchen wall caused Category 2 (gray water) damage throughout the kitchen and adjacent hallway of this Van Nuys home. The homeowner discovered the damage after returning from a 3-day weekend, by which time approximately 400 square feet of flooring, drywall, and base cabinets had been saturated.
NP Line Design responded within 24 hours of the homeowner's call. Emergency mitigation included shutting off the main water supply, extracting standing water with truck-mounted extraction equipment, and deploying 8 commercial dehumidifiers and 12 air movers for a 72-hour drying cycle. Moisture readings were documented with a Tramex moisture meter at 24-hour intervals until all materials reached acceptable levels (below 15% wood moisture content).
Demolition removed all damaged materials: base cabinets (6 linear feet), flooring (LVP and underlayment), drywall (to 4 feet high in the kitchen, 2 feet in the hallway), and the affected insulation. The burst pipe was located behind the kitchen sink — a 3/4-inch copper elbow that had developed a pinhole leak from internal corrosion, common in pre-1980 LA homes with hard water.
Rebuild included new drywall, texture matching (orange peel), primer and paint, new LVP flooring, replacement base cabinets (matched to existing uppers), new PEX-A supply lines replacing all copper in the affected wall, and a new shut-off valve. The homeowner's insurance covered the work minus a $2,500 deductible. NP Line Design handled all insurance documentation and worked directly with the adjuster.
Mold growth was discovered behind the drywall during demolition — gray-green Cladosporium on the wall studs and bottom plate. California law requires licensed mold remediation for affected areas exceeding 10 square feet. The insurance adjuster also initially disputed the scope of the water damage, limiting the approved area to 200 square feet versus the actual 400 square feet affected.
NP Line Design's in-house team holds a California Mold Remediation license, so the mold work was handled without subcontracting. Affected framing was treated with an EPA-registered antimicrobial (Concrobium), HEPA-vacuumed, and encapsulated with a mold-resistant primer. For the insurance dispute, we provided the adjuster with timestamped moisture readings from every affected area, proving water migration beyond the initially approved footprint. The claim was revised to full scope.
