This Reseda homeowner wanted to convert their 2-car garage from basic vehicle storage into a functional workshop with EV charging capability, climate control, and organized storage — all while maintaining the ability to park one car inside.
NP Line Design divided the 440-square-foot garage into two zones: a 240-square-foot workshop area along the rear and side walls, and a 200-square-foot vehicle parking area with the EV charger. The workshop zone features a custom 10-foot workbench built from 2x4 framing with a 1.5-inch maple butcher block top, a wall-mounted French cleat tool organization system, and overhead storage with 4x8 ceiling-mounted platforms on heavy-duty hoists.
The floor received a professional polyaspartic coating (not standard epoxy — polyaspartic cures faster and is more resistant to hot tire pickup and chemicals). The concrete was ground to profile, repaired at two corner cracks, and coated with a full-broadcast flake system in charcoal gray with clear top coat.
Electrical upgrades include a new 100-amp sub-panel dedicated to the garage, a ChargePoint Home Flex Level 2 EV charger (50-amp, NEMA 6-50), six LED shop lights (5,000K daylight), and eight 20-amp outlets on three circuits. Walls were insulated with R-15 batts and finished with 3/4-inch OSB panels (not drywall — OSB allows screwing into any point for mounting). A Mitsubishi 9,000 BTU mini-split provides heating and cooling for year-round comfort.
The existing garage had only a 30-amp sub-panel with two circuits — far insufficient for the planned electrical load. Running a new 100-amp feeder from the main panel (located inside the house) to the detached garage required trenching 40 feet through the backyard for conduit. The homeowner also wanted to avoid cutting into the recently-replaced backyard concrete walkway.
NP Line Design routed the 100-amp feeder through a directional bore under the walkway rather than trenching through it. A horizontal boring tool punched a 2-inch conduit path under the 4-foot walkway in about 30 minutes, preserving the concrete. The remaining 36 feet was open-trench through grass, which was easily restored. The new sub-panel was sized at 100 amps to accommodate the EV charger (50A), mini-split (15A), and workshop circuits (3x 20A) with room for future loads.
